Property Sofia Bulgaria
In recent years Bulgaria has become one of the most popular destinations for international real estate investors. Low prices, plenty of new construction, history, beautiful beaches and outdoor activities to keep you busy for the whole year are all reasons for the influx of property buyers. At the center of the country and the property boom is Sofia. It is the economic, cultural and population heart of this Eastern European Country.
The city of Sofia has a population of approximately 1.27 million, with some 1.39 million residents in the entire metro area. One of the oldest capital cities in Europe, the climate is varied with highs in the 30s C in the summer and lows often below 0°C in the winter months.
There is much to see and do with historical sites, museums, restaurants and nightlife aplenty. The city has long been a religious center and has the 10th century Boyana Church, the Alexsander Nevski Cathedral and the early Byzantine Church of St. Sofia. There is the National Historical Museum, the Bulgarian National Gallery of Arts, the Ivan Vazov National Theatre and the National Palace of Culture. Nightlife is plentiful and the city is known as a place for those who want to spend an evening out at a pub, tavern or musical event. These are just a few of the many places to visit and keep you busy when in Sofia.
Getting around Sofia is fairly easy with its public transportation system. The Sofia Metro underground subway opened in the 1990s and has a limited service area, but is quick and easy to use. Trams are the most popular form of public transportation and serve a wide area, as do trolley busses.
Bulgarian business is centered on the capital city, with both industrial facilities and corporate offices located here. There are hundreds of manufacturing plants within the city borders, as well as financial institutions and the Bulgarian Stock Exchange. Increasingly, the city is becoming a destination for multi-national companies and is a popular location for many international businesses.
Construction and property are booming in Bulgaria and Sofia. The country had one of the best markets for 2007 and looks to continue that trend through 2008, according to Amberlamb. There is a wide range of properties in and around the capital for those who are looking to buy or rent. Buy-to-let is one option, though most investors in this city look to buy because prices are still low and there will, in all likelihood, be major capital appreciation.
One of the most elite areas of Sofia is on the southwest side next to Vitosha Mountain. The Boyana District is considered to have some of the most beautiful and luxurious residences and has excellent views with the mountain on one side and the city on the other. There are a number of new off-plan developments going up in this exclusive area for those who are looking for the best address and construction in the city. Next to this residential area are several other popular districts, including Lozenets, Strelbishte, Borovo, Ivan Vazov, Motopista and others. As an added plus, Vitosha Mountain offers skiing just minutes from the city!
Apartments range from small and practical to new and luxurious. One new building, Mercuresofia, has quite a bit to offer its residents and is typical of what is going up. It is located on the main Cherni Vrah Boulevard, between Lozenets and Dragalevtsi - two of Sofia's most prestigious residential areas. The complex offers apartments, shops and offices and is near many other popular places. Apartments here start at €79,900.
Another new off-plan property is Casa Bulgaria, with 1 and 2 bedroom apartments. Casa Bulgaria is situated on Bulgaria Boulevard just after the crossroad with Todor Kableshkov Boulevard and is already a major growth location on the main road to Vitosha Mountain. This is one of the hottest business areas of Sofia, and the new development will be surrounded by modern and luxurious residential and office buildings, hotels, shops and major stores.
Sofia is one of the easier Eastern European capital cities for traveling to and within. The Sofia Airport (SOF) is located just to the east of the city. It is connected to downtown by two bus routes, and is served by a number of major carriers. A new terminal opened at the end of 2006, making travel here much easier. The national carrier Bulgaria Air is the major airline, but British Airways and EasyJet also fly to Sofia from the UK.
Sofia has three Trans-European Transport Corridors crossing the city: 4, 8 and 10. This makes it a relatively easy place to drive to, if a bit of distance. The city is also served by international trains and there is service from most major European cities.
